The Official Egyptian Real Estate Platform (the "Platform") is a government-affiliated digital platform operated by E-SYSTEMATIC on behalf of the relevant authorities in the Arab Republic of Egypt.

The Platform is accessible via realestate.gov.eg and serves as a centralized marketplace for real estate discovery and lead generation.

2. Nature of the Service

The Platform is strictly a property listing, discovery, and lead facilitation platform.

The Platform enables users to:

• Browse and compare real estate listings
• Submit inquiries to developers and brokerages
• Request property viewings
• Access mortgage calculators and submit interest requests
• Discover developers and real estate offices

The Platform:

• Does NOT facilitate or execute property transactions
• Does NOT collect or process payments
• Does NOT act as a broker, agent, or intermediary

All transactions occur outside the Platform between users and third parties.

3. Acceptance of Terms

By accessing or using the Platform, you confirm that:

• You have read and understood these Terms
• You agree to comply with them
• You are legally capable of entering into binding agreements

4. User Eligibility

Users must:

• Be at least 18 years old
• Provide accurate and truthful information
• Use the Platform in compliance with applicable Egyptian laws

5. User Accounts & Authentication

To access certain features, users must register an account.

• Account creation includes OTP verification
• Users are responsible for maintaining the confidentiality of their credentials
• The Platform reserves the right to suspend or terminate accounts in case of misuse

6. Listings & MLS Data Disclaimer

All property listings displayed on the Platform:

• Are derived from the Egypt MLS (Matrix/CoreLogic) system
• Include unique MLS identifiers and verification indicators

However, the Platform:

• Does NOT guarantee accuracy, completeness, or timeliness
• Does NOT guarantee availability of properties
• Is not responsible for discrepancies in price, status, or details

Listings may be updated, modified, or removed at any time.

7. No Agency or Brokerage Relationship

The Platform:

• Does NOT represent buyers, sellers, developers, or brokerages
• Does NOT participate in negotiations or contractual agreements
• Does NOT guarantee outcomes of any transaction

All interactions are solely between users and third parties.

8. User Submissions & Lead Routing

By submitting any form (including inquiries, viewing requests, or mortgage requests), you:

• Confirm that all provided information is accurate
• Consent to your data being shared with relevant third parties

This includes:

• Developers
• Brokerages
• Financial institutions

All submissions are logged and tracked within the Platform.

9. Mortgage Tools Disclaimer

Mortgage-related features:

• Are provided for informational and estimation purposes only
• Use predefined assumptions such as interest rate and loan term

The Platform:

• Is NOT a financial institution
• Does NOT approve or issue loans

All mortgage applications are handled by authorized financial institutions.

10. Intellectual Property Rights

All content on the Platform, including:

• Design and user interface
• Data structures and schemas
• Branding and visual assets

Is owned by or licensed to E-SYSTEMATIC and/or relevant governmental authorities.

Unauthorized use is strictly prohibited.

11. Acceptable Use

Users agree NOT to:

• Submit false or misleading information
• Attempt unauthorized system access
• Interfere with platform operations
• Extract or reuse data without authorization

12. Limitation of Liability

To the fullest extent permitted by law, the Platform shall not be liable for:

• Inaccuracies in listings
• Failed or incomplete transactions
• Actions of third parties
• Financial or investment losses
• Technical interruptions

Use of the Platform is at your own risk.

13. Third-Party Services

The Platform integrates with external services such as:

• Financial institutions
• Mapping services
• Communication tools

The Platform is not responsible for third-party services or outcomes.

14. Modifications

E-SYSTEMATIC reserves the right to:

• Modify or discontinue features
• Update these Terms at any time

Continued use constitutes acceptance of updates.

15. Governing Law

These Terms are governed by the laws of the Arab Republic of Egypt.
